Buying property in Puerto Aventuras

Puerto Aventuras is a gated marina community between Playa del Carmen and Tulum. It was built around a yacht marina, with a golf course, beaches, restaurants and a school inside the gates, and it is one of the most settled, family-friendly places to own in the Riviera Maya.

Most properties are condos facing the marina, the golf course or the sea, with some houses and the occasional boat slip. Many owners live here full-time, so the community stays lively outside the high season.

Right now we have 9 properties for sale in Puerto Aventuras from $177,000 to $988,000 USD. Many more come up before they are advertised — tell Robin what you are looking for.

Questions buyers ask about Puerto Aventuras

Can foreigners buy property in Puerto Aventuras?

Yes. Foreigners can own property in Mexico. Within 50 km of the coast (the "restricted zone", which covers the whole Riviera Maya) you hold it through a fideicomiso — a bank trust that gives you full rights to use, rent, sell or leave it to your heirs — or through a Mexican corporation. See our guide to choosing between them.

Can I buy a home with a boat slip in Puerto Aventuras?

Some marina properties include a slip and others are sold separately. Our article on marina and boat-slip ownership explains how it works; ask Robin what is available now.

What are the closing costs when buying in Puerto Aventuras?

Plan on roughly 5–8% of the purchase price for closing costs: the acquisition tax (ISAI), notary and registry fees, appraisal and, if you use one, setting up the fideicomiso. Robin asks the notary for a written estimate before you sign anything.
