Buying property in Puerto Morelos

Puerto Morelos is a small fishing town about 20 minutes south of Cancún airport, halfway to Playa del Carmen. Its reef is a protected national park, so the beach is calm and there are no high-rise hotels in the town. It suits buyers who want the Caribbean without the crowds and still want Cancún close by.

Homes for sale include low-rise beachfront condos near the plaza, apartments and houses in residential areas inland, and lots along the Ruta de los Cenotes. Prices are often lower than in Playa del Carmen or Tulum for a similar home.

Right now we have 22 properties for sale in Puerto Morelos from $52,000 to $700,000 USD. Many more come up before they are advertised — tell Robin what you are looking for.

Questions buyers ask about Puerto Morelos

Can foreigners buy property in Puerto Morelos?

Yes. Foreigners can own property in Mexico. Within 50 km of the coast (the "restricted zone", which covers the whole Riviera Maya) you hold it through a fideicomiso — a bank trust that gives you full rights to use, rent, sell or leave it to your heirs — or through a Mexican corporation. See our guide to choosing between them.

How far is Puerto Morelos from Cancún airport?

About 20 minutes by car, which makes it one of the easiest places in the Riviera Maya to reach on a short trip.

What are the closing costs when buying in Puerto Morelos?

Plan on roughly 5–8% of the purchase price for closing costs: the acquisition tax (ISAI), notary and registry fees, appraisal and, if you use one, setting up the fideicomiso. Robin asks the notary for a written estimate before you sign anything.
