Buying property in Playa del Carmen

Playa del Carmen sits in the middle of the Riviera Maya, about 45 minutes south of Cancún airport. Life centres on Quinta Avenida (Fifth Avenue), the pedestrian street that runs parallel to the beach, and on the ferry to Cozumel. It is walkable, international and busy all year, which is why so many buyers start their search here.

Most homes for sale are condos — from compact studios a few blocks from the sea to large beachfront apartments — with gated houses in Playacar and residential communities on the edge of town. Year-round visitors keep demand for short- and long-term rentals steady.

Right now we have 113 properties for sale in Playa del Carmen from $65,000 to $2,100,000 USD. Many more come up before they are advertised — tell Robin what you are looking for.

Where to buy in Playa del Carmen

Centro & Quinta Avenida
Walk to the beach, restaurants and the Cozumel ferry; the strongest holiday-rental location.
Playacar
A gated community of houses and low-rise condos south of the centre, with a golf course and its own beach.
Gonzalo Guerrero & Zazil-Ha
Quieter streets close to the action, popular with people who live here full-time.
North Playa & residential areas
Newer developments and more space for the money, a short drive from the beach.

Questions buyers ask about Playa del Carmen

Can foreigners buy property in Playa del Carmen?

Yes. Foreigners can own property in Mexico. Within 50 km of the coast (the "restricted zone", which covers the whole Riviera Maya) you hold it through a fideicomiso — a bank trust that gives you full rights to use, rent, sell or leave it to your heirs — or through a Mexican corporation. See our guide to choosing between them.

Which neighbourhood of Playa del Carmen is best for rental income?

Properties within walking distance of Quinta Avenida and the beach usually book best with holiday visitors; Playacar and the residential areas suit long-term tenants and owners who live here. See our guide to the best neighbourhoods to buy in.

What are the closing costs when buying in Playa del Carmen?

Plan on roughly 5–8% of the purchase price for closing costs: the acquisition tax (ISAI), notary and registry fees, appraisal and, if you use one, setting up the fideicomiso. Robin asks the notary for a written estimate before you sign anything.
