Buying property in Cancún

Cancún is the Riviera Maya’s biggest city and its gateway: the international airport has direct flights to most major US and Canadian cities, and the city has the region’s best hospitals, schools and shopping. That makes it the easiest place to live year-round, not just for a few weeks in winter.

Buyers here choose between the beachfront towers of the Hotel Zone, the marina and golf course at Puerto Cancún, quieter residential areas in town, and new developments north towards Costa Mujeres. Apartments make up most of the market, from starter condos to full-floor penthouses facing the Caribbean.

Right now we have 58 properties for sale in Cancún from $86,000 to $8,500,000 USD. Many more come up before they are advertised — tell Robin what you are looking for.

Questions buyers ask about Cancún

Can Americans and Canadians buy property in Cancún?

Yes. Foreigners can own property in Mexico. Within 50 km of the coast (the "restricted zone", which covers the whole Riviera Maya) you hold it through a fideicomiso — a bank trust that gives you full rights to use, rent, sell or leave it to your heirs — or through a Mexican corporation. See our guide to choosing between them.

Is it better to buy in the Hotel Zone or downtown Cancún?

The Hotel Zone suits buyers who want the beach on their doorstep and holiday-rental income; downtown suits full-time living and long-term rentals at a lower price. Read our comparison of the two, or ask Robin which fits your plans.

What are the closing costs when buying in Cancún?

Plan on roughly 5–8% of the purchase price for closing costs: the acquisition tax (ISAI), notary and registry fees, appraisal and, if you use one, setting up the fideicomiso. Robin asks the notary for a written estimate before you sign anything.

Costa Mujeres: The New Development Corridor North of Cancun

Costa Mujeres is the newest chapter of Cancún's growth story, and 2026 is shaping up to be a milestone year for it — the St. Regis Costa Mujeres opened its doors this year, and the Grand Hyatt Cancun Beach Resort follows in September. For buyers, that's both the appeal and the caveat: this is a corridor still being written, not a finished neighborhood. Where it is and how it's different Costa Mujeres refers to the coastal strip north of the Boca de Nizuc bridge, effectively the natural...

Isla Mujeres: A Quieter Island Option Near Cancun

Isla Mujeres gets pitched as "Cancún, but calmer," and that's mostly fair — but it's worth understanding exactly what you're trading and gaining before treating it as a straightforward substitute. Here's an honest look at the island for buyers weighing it against the mainland Riviera Maya. The basics Isla Mujeres sits about 13 kilometers off Cancún, a 20-minute passenger ferry ride from either Puerto Juárez or the Zona Hotelera terminals. Unlike Holbox, it has paved roads and permits regular...
